Concrete Restoration and Exterior Painting at Washington Tower

A Smooth Sailing Project by Coastal Painting & Concrete Restoration

July 24, 2024

In the sunny, palm-lined streets of West Palm Beach, a 20-story condominium tower, Washington Tower, is undergoing a significant transformation. Coastal Painting & Concrete Restoration is leading this impressive project, which involves full concrete restoration and exterior painting of the towering structure. The project is a response to the Florida condo reserves law which mandates structural integrity reserve studies (SIRS) for condominium and cooperative associations throughout the state. These studies aim to evaluate the current condition and future maintenance needs of buildings, identifying potential or existing structural issues that could lead to significant maintenance or repair costs.

Washington Tower, home to 114 privately-owned residential units, stands as a testament to the beauty and complexity of high-rise living. The building’s Homeowners Association (HOA), committed to compliance with these new regulations, collaborated closely with Falcon Engineering to initiate a bid process for any necessary concrete repairs and exterior painting. Coastal Painting & Concrete Restoration was eventually awarded the project which includes:

  • Concrete Restoration: Addressing and repairing structural integrity issues, including beams and columns.
  • Stucco Repairs: Restoring the building's exterior surfaces to ensure durability and aesthetic appeal.
  • Balcony Repairs: Ensuring the safety and functionality of all balconies.
  • Exterior Painting: Revitalizing the building's facade with fresh, high-quality paint.

With a dedicated onsite team of 15 professionals, including concrete repair staff and painters, Coastal Painting has demonstrated exceptional skill and efficiency. The team has completed approximately 70% of the project, well ahead of schedule and under budget. This remarkable progress is a testament to the company's expertise and the smooth coordination among all parties involved. The project's success can also be attributed to the seamless collaboration between Coastal Painting, Falcon Engineering, and the HOA. Regular meetings and open lines of communication have ensured that all stakeholders are aligned and informed, paving the way for efficient project execution.

Richard Chaussart, Director of Operations at Coastal Painting & Concrete Restoration, expressed his satisfaction with the project’s progress, stating, “Our team’s dedication and hard work have been instrumental in staying ahead of schedule. The collaboration with Falcon Engineering and the HOA has been fantastic, allowing us to address any challenges promptly and efficiently.”

Coastal Painting & Concrete Restoration is no stranger to this scope of project and working alongside an HOA. This ongoing relationship highlights the company’s commitment to quality and reliability. The successful execution of this project reinforces Coastal Painting's reputation as a leader in concrete restoration and exterior painting services.

As Washington Tower nears the end of its transformation, the residents can look forward to a safer, more aesthetically pleasing home. The proactive approach taken by the HOA, combined with the expertise of Coastal Painting & Concrete Restoration and Falcon Engineering, ensures that Washington Tower remains a prime example of structural integrity and beauty. This project not only complies with Florida's stringent SIRS requirements but also sets a high standard for future condominium restorations.
